About this content

What this library is, what it isn't, and the lines worth being clear about before you act on anything you read here.

The training library at ownershipmindset.com is free, public, and educational. It's built from one operator's experience running multifamily asset management for institutional and private owners. It exists to help asset managers, owner-operators, and GPs sharpen their thinking and operating cadence.

It is not, and was never built to be, a substitute for the professional advisors who know your specific deal, your specific property, your specific lender, and your specific jurisdiction. The clearer that line is to both of us, the more useful the rest of the library can be to you.

01 · Educational purpose

Educational content, not tailored advice

Every module, calculator, template, scorecard, and tool in the library is general educational material. It reflects frameworks, conventions, and lessons learned across a multifamily asset management career. It is not tailored to your portfolio, your specific property, your lender's covenants, your investor agreements, your tax position, or your local regulations.

Reading the content is a starting point for your thinking. It is not a substitute for the work of analyzing your own deal in front of your own facts.

02 · Not professional advice

Not legal, tax, accounting, engineering, or financial advice

Nothing in the library constitutes legal advice, tax advice, accounting advice, engineering or structural advice, investment advice, or financial planning. Capital decisions, lease structures, accounting treatments, regulatory questions, and physical assessments all require licensed professionals who know your facts.

When the content references items like reserve thresholds, capitalization policies, owner-approval logic, leasing law, or building systems, those references are illustrative and general. Apply them with your CPA, attorney, engineer, lender, and licensed advisors. Use the library to think. Use your professionals to act.

03 · No advisor-client relationship

Reading any page on this site, downloading any tool or template, completing a contact form, or sending an email to Harden Asset Advisors does not create a consulting, advisory, fiduciary, or attorney-client relationship of any kind. No engagement exists, and no obligation is owed, on the basis of that interaction alone.

A working relationship begins only when there is a written engagement letter, a defined scope of work, agreed compensation, and both parties have signed. Until that's in place, you are reading public educational content, the same as anyone else who finds the site.

04 · Tools are illustrative

The calculators and templates are starting points, not answers

The library includes interactive calculators (yield-on-cost, renewal offer, revenue trade-off, AI ROI, replacement tracker, prioritization matrix, and others), fillable templates (quarterly visit, scorecards, action lists), and downloadable spreadsheets. Each one uses simplified assumptions to illustrate a framework.

Real-world deals introduce variables the tools do not capture: lender covenants, tax structure, partnership agreements, market dislocation, deferred items not yet surfaced, and operating constraints specific to your team. The output of any tool on this site is one input to your decision, not the decision itself.

05 · Commercial interest

The library is partly a way to introduce my consulting practice

Harden Asset Advisors is a consulting and coaching practice serving multifamily owners, GPs, and asset management teams. This training library is free and ungated. It also exists, in part, as a way for readers who find the content useful to learn how I work and consider whether a paid engagement might be a fit.

That commercial interest doesn't make the content less honest. The frameworks here are the same ones I use in my own work, and I have no incentive to teach anything I wouldn't apply on a deal. But you deserve to know the relationship, so you can read the content with that context in mind.

How to read this library well

Use it to think. Use your professionals to act.

The honest summary of everything above. The library is a place to sharpen the questions you ask, the standards you hold, and the cadence you run. It is not a place to find an answer specific to your property or your portfolio.

When a module says "do X," read it as "consider whether X applies to your facts, then verify the approach with a professional who can sign off on it." If you want help working through that translation on your own deal, that's what the consulting engagement is for. Either way, the content stays free and the decisions stay yours.
